Signs worth assessing
- Loose or displaced ridge tiles
- Missing or deteriorated pointing
- Cracked bedding mortar
- Water entry near ridges or hips
- Previous patching that has separated
- Damage after wind or storms
Repointing versus rebedding
Repointing renews the outer weathering layer where the underlying bedding remains suitable. Rebedding involves lifting tiles and rebuilding the supporting mortar where it has failed. Inspection determines which scope applies.
Surface cracks differ
Fine surface crazing and open structural failure are not the same. The tile stability, mortar condition, movement and leak evidence should be considered together.
